Please read the following terms and conditions carefully. They apply to bookings made through our website or on site.
RESERVATION POLICY
1. Procedure for online reservations: Guests send us a request by filling in the reservation form available on the website.
2. The online reservation takes place in the button “Book” and “Confirm Book”, available on the website.
3. After all steps of the reservation are completed and the payment of the 30% deposit made, the guest will have the reservation request confirmed.
4. Payments: Procedure and Methods:
4.1. All reservations require a 30% deposit. Check the recommendations on the quick payment methods available, depending on your country.
4.2. Manual payment is also available (bank transfer) and must take place within 24 hours after filling in the booking form and proof of operation must be sent to info@beachliving.pt (use “Booking Deposit” as the subject). will only be processed after the deposit is confirmed.
4.3. Payment of the remaining amount:
4.3.1. Payment of the remaining amount takes place on the spot on the day of check-in, if it has not been settled by cash, or using one of the following payment methods (some of which will have an extra fee applied): – Bank transfer: proof of transaction is required. – Paypal – Revolut
CANCELLATION POLICY AND CHANGES TO RESERVATIONS
1. Cancellation:
• Up to 30 days before the check-in date, it is free. We refund the deposit paid, excluding transaction taxes.
• Less than 30 days before the check-in date, there is no refund. However, in these cases, the deposit can be used as a credit for a new reservation during the current year. This option must be requested at the time of cancellation.
• In case of no-show, the amount paid is non-refundable.
2. Changes to booking details:
• Names, addresses, contacts or other necessary personal information can be changed. You just need to contact us.
• Check-in / out dates depend on availability and are therefore not guaranteed. If an alternate date is not available and the change request occurs:
… Up to 30 days before the check-in date, we will refund the deposit paid (excluding online payment taxes). Alternatively, customers can use the deposit as a credit for a new reservation during the current year. This option must be requested at the time of cancellation.

CHECK-IN AND TRANSFER POLICY
• Check-in time is between 3 pm and 10 pm. Early or late check-ins must be requested at least 48 hours in advance. We do not guarantee personal attendance or check-in outside of our standard schedule.
• Despite the check-in time, guests must inform about their arrival or flight time, at least 48 hours before the arrival date. We are not permanently in the houses and therefore we need to provide a welcome.
• Beachliving Houses is not responsible for any delay or other inconvenience that may occur at check-in when this information is not provided or when it occurs less than 48 hours after arrival.
• Transfers to / from the airport must be requested and confirmed at least 48 hours before the arrival date, in addition to flight details and a valid mobile contact.
• Delayed requests, delayed or missing flight / contact details can result in service being unavailable.
• Transfer fees to / from the airport depend on the time and number of people.
PRIVACY POLICY
All photos / videos taken can be used by Beachliving Houses for commercial and promotional purposes. Personal details will only be used by Beachliving Houses and will not be used or shared with third parties.
